THE BUXTON HOTEL MINOR AMENDMENT
PROJECT NARRATIVE
PROPOSED USE AND ZONING
The Buxton Hotel is a minor amendment proposal to make improvements to the existing Best Western Hotel.
The hotel consists of 70 units and surface parking lots.The site is located at the southwest corner of S College
Ave and E Elizabeth St in a Community Commercial District, in the Old Town District in Fort Collins. The site is
58,934 sf or 1.353 acres. See the site plan drawings for more information regarding land use data.
In addition to the hotel, the project includes The Caldwell. The enhanced property provides visitors to Fort
Collins with a boutique hotel option as well as providing locals with a place to gather with friends and family for
drinks.
EXISTING CONDITIONS
The existing site is currently the Best Western Hotel. There are 3 existing buildings and surface parking lots. We
are proposing to remove one 15” Linden tree and will plant two new mitigation trees.

ACCESS & CIRCULATION
The main entry for visitors will be along S College Ave at an improved port cochere near the hotel lobby. A secondary
entry for visitors will be off of E Elizabeth St. Pedestrians will access the site on sidewalks along S College Ave and E
Elizabeth St.
SITE PLAN
The streetscape along S College Street and E Elizabeth will remain unchanged. The enhanced plantings between the
back of sidewalk and edge of the building along S College Ave will provide an improved experience for pedestrians.
There is an existing crosswalk (to remain protected in place) at the corner of S College Street and E Elizabeth St will
remain unchanged , giving pedestrians access to The Caldwell Bar.
The project includes improved landscape plantings throughout the site as well as an event space for hosting special
occasions.
ARCHITECTURE
The Buxton Hotel project is located at the existing site of the Best Western at the corner of S College Street and E
Elizabeth St. The site also sits adjacent to Colorado State University and is a great hotel option for visitors.
The Buxton will have 70 hotel units and 63 parking spaces. Parking is located on two surface parking lots.
The updates include architectural changes and facade treatments to the existing buildings. The buildings will be a
painted stucco in a rose color with green trim with architectural details clad in brick, metal panel, and wood look metal
panels. There will also be architectural lighting enhancements.
COMPATIBLE WITH SURROUNDINGS
This project is located adjacent to Colorado State University and is a great hotel option for visiting faculty and family
members of students. The Caldwell provides locals and students with a space to gather and enjoy eachothers company.
PARKING
As stated above, the existing surface parking includes 63 parking spaces. In addition to the vehicular parking the site
includes 16 bike parking spaces.

FIRE ACCESS
The existing buildings and proposed changes will meet the current fire code. Perimeter access will be from S College
Ave. W Elizabeth St. and Remington St

• A Minor Amendment Submittal and Review has been completed.
• A new subdivision plat has been completed.
• This is letter to be included in the Development Review Application
