Utility Plan Notes
1. THE SIZE, TYPE AND LOCATION OF ALL KNOWN
UNDERGROUND UTILITIES ARE APPROXIMATE
WHEN SHOWN ON THESE DRAWINGS. IT SHALL BE
THE RESPONSIBILITY OF THE CONTRACTOR TO
CONFIRM THE EXISTANCE AND LOCATION OF ALL
UNDERGROUND UTILITIES IN THE AREA OF THE
WORK (BOTH THOSE KNOW AND DOCUMENTED IN
THESE DRAWINGS AND THOSE UNKNOWN),
BEFORE COMMENCING CONSTRUCTION. EXACT
LOCATIONS OF NEW SERVICES SHALL BE PER THE
REQUIRMENTS OF THE RESPECTIVE UTILITY
PROVIDERS, AND ARE SUBJECT TO CHANGE IN THE
FIELD.
2. CONTRACTOR TO USE ALL APPLICABLE CITY OF
FORT COLLINS UTILITY STANDARDS AND
SPECIFICATIONS FOR ALL UTILITY MATERIALS.
3. DESPITE ALL PROPER EFFORTS OF PROFESSIONAL
CARE AND RESPONSIBILITY, IT IS IMPOSSIBLE TO
FULLY DISPLAY SUBSURFACE INFORMATION PRIOR
TO EXCAVATION. THIS IS ESPECIALLY TRUE IN
AREAS OF INFILL AND REDEVELOPMENT.
UNKNOWN SUBSURFACE CONDITIONS CAN HAVE
COST AND SCHEDULE IMPLICATIONS. PRIOR TO
FINALIZING CONTRACT TERMS, IT IS STRONGLY
RECOMMENDED THAT THE OWNER AND GENERAL
CONTRACTOR DISCUSS AND FORMULATE A
STRATEGY FOR DEALING WITH SUCH
CIRCUMSTANCES WHEN THEY ARISE, PRIOR TO
START OF EXCAVATION. THE ARCHITECT,
ENGINEER(S), AND CONSTRUCTION SURVEYOR (IF
APPLICABLE) SHOULD BE INFORMED OF THE
PROTOCAL.
4. PER LIGHT AND POWER: ALL FACILITIES MUST HAVE
A TEN FOOR CLEARANCE FROM ALL WATER,
WASTEWATER, AND STORM SEWER FACILITIES, AND
A THREE FOOT CLEARANCE FROM ALL OTHER
UTILITIES WITH THE EXCEPTION OF
COMMUNICATION LINES.
5. THE DESIGN OF THIS DEVELOPMENT MUST
FOLLOW CITY OF FORT COLLINS UTILITIES WATER
AND WASTEWATER (WW) DESIGN CRITERIA,
SPECIFICATIONS, AND DETAILS, INCLUDING THE
FOLLOWING UNLESS PERMITTED OTHERWISE:
