Project Narrative: QuikTrip 4301 South College Avenue and West
Drake Road
(A) Project Title:QuikTrip 4301
(B) Past Meeting Dates:Preliminary Development Review held on December
20th, 2024.
(C) General Information: The Project is located Southwest of the intersection of
South College Avenue & West Drake Road, in the City of Fort Collins,
Colorado. Our site is part of a master development broken into 4 lots. Our site
is Lot 1 and Lot 2 of the SWC College/Drake subdivision totaling approximately
2.33 acres. The parcel is zoned as General Commercial (CG) and the Project
does not propose a zoning change. The use of the site will be a gas station and
convenience store. Other improvements include associated infrastructure that
consists of site grading, utility service installation, parking, sidewalk
improvements, and landscaping.

(F) Transportation Improvements:Direct access to the Site will be provided
West of the Site from West Drake Road via Private Drive B.
(G) Site Description:The Project Site is currently an undeveloped parcel with an
existing groundcover.
a. The site design is intended to meet the operational requirements of a
mixed-use development by providing parking around the building
frontage and vehicular and pedestrian circulation throughout the site. To
meet the community character standard, the building is oriented from
West Drake Road without having a parking space between the building
and the street.
b. The build-to line was designated with respect to the West Drake Road
and South College Avenue Streetscape specifications regarding the
ROW.
c. The fire, domestic, and sanitary sewer services that are proposed as a
part of the project are in accordance with City of Fort Collins Water and
Wastewater standards.

d. Vehicular circulation is proposed to flow in from both two-way drive
aisles by entering the Site from Private Road B and continue along the
two-way drive aisles internal to the Site within the parking lot.
e. Pedestrian access is provided from multiple proposed sidewalk
connection points on West Drake Road and South College Avenue.
These accesses will route pedestrians to the building frontages.
f. Building and amenity architecture is intended to meet Fort Collins Land
Use Code requirements and to conform with the architecture that is
planned throughout the QuikTrip Development.
