The Fort Collins Coloradoan, a daily newspaper printed and
published in the city of Fort Collins, Larimer County, State of
Colorado, and personal knowledge of the facts herein state and
that the notice hereto annexed was Published in said newspapers

NOTICE is hereby given that on October 3, 2025, the City of Fort Collins
created a Vested Property Right upon the following described land:
GENER AL DESCRIPTION:
300 East Mountain Avenue - File # BDR250002. This was a request for an
infill project to build a two-story commercial office building at 300 E Moun
tain Ave (parcel # 9712309017). The applicant pro posed to demo the
existing building to redevelop the site with a new building for the use of
offices with a green room to support the Armory next door. There will also
be a shared bar expansion between the new building and the Armory.
Access is taken from Chestnut Street. The property is directly north of
Mountain Ave and 0.10 mi west of Jefferson St. The site is located in the
Downtown District Historic Core Subdistrict and was subject to a Basic
Development Review (BDR). The BDR was administratively approved on
September 17 , 2025.

OF FORT COLLINS, INCLUDING A PORTION OF CHESTNUT STREET ADJA

TOWNSHIP 7 NORTH, RANGE 69 WEST OF THE 6TH PRINCIPAL MERIDIAN,
CITY OF FORT COLLINS, COUNTY OF LARIMER , STATE OF COLORADO.
