RE: Proposed Alternative Provisions in Lieu of Full Aerial Apparatus Access
Prior to filling out a formal application, the applicant wanted to run past the Fire Marshal some
alternative means and methods to offset the lack of aerial access.
Currently, full Aerial Apparatus Access is not feasible for the two proposed buildings on this site.
This is primarily due to the Capital Improvement Plan for Willow Street, which includes angled
parking along the northern property frontage. This angled parking, along with the building setback
requirements, places the structures outside of the 15-to-30-foot requirements for Aerial Apparatus
Access. Please note that Aerial Apparatus Access is feasible along the southern elevations of the
buildings with a 26-foot emergency access easement provided.
In lieu of the aerial access on the northern portion of the structures, the developer is proposing the
following features to enhance the fire protection and life safety of emergency responders and the
community’s occupants:
• Increased width of all building stairways.
• Extending all stairways to the roof with walk-out access.
• Emergency lighting in all stairways.
Thank you for your review and considerations of these alternative building features, which are
proposed in lieu of meeting the full Aerial Apparatus Access criteria. We look forward to
continuing the review process for the proposed development.

The Linden BDR– 360 Linden Street ~2.20 acres consisting of one parcel located
at 360 Linden St. Situated at the southeast corner of Linden St. and Willow St.
Existing Tree Removal Feasibility Letter
This letter is intended to supplement the Mitigation Plan included in the 360 Linden Multi-Family
BDR. There are three (3) species of trees on site including: Linden, Crabapple, and Bur Oak.
As depicted on the mitigation plan, a total of three (3) trees are to be removed and zero (0) to
remain. The reason for tree removal is due to the proposed development of 360 Linden Multi-
Family. The following trees are proposed to be removed: Trees 1-3, (as associated with the
Tree Mitigation List on the Tree Mitigation Plan). Further explanation for the removal of these
trees is found below.
Tree #:
1 A Linden in fair condition to be removed due to the location of the proposed site parking
and building.
2 A Crabapple in fair condition to be removed due to the location of the proposed site
parking and building.
3 A Bur Oak in fair+ condition to be removed due to the location of the proposed site
parking and building.
A more detailed depiction of the location of trees which are being removed in relation to the
proposed site plan can be found on the Mitigation Plan included in this submittal. To mitigate for
the removed trees which have been deemed to provide significant value by the City Forester,
replacement trees will be provided at the increased size per Division 5.7.1 (F)(1) of the Fort
Collins Land Use Code.
