Dear Paul:
I have not completely forgotten about the Landings P.U.D. The
Planning Department, the County Engineer, and the County Health De-
partment have reviewed the proposal and have formulated some general
impressions.
The County Engineer has pointed out that Lemay Avenue in this
area will require upgrading in order to accomrodate the increased
traffic load. The upgrading of Lemay is not in the current 5 year
plan of county road improvements.
Another point that needs to be addressed is the commercial area
along Harmony Road. In general, the county is not encouraging comner-
cidl development along Harmony Road. Another camnexcial strip
situation should be avoided. The commercial would better serve the
development if located internally.
Has the State Division of Highways had an opportunity to review
this item? Harmony is a controlled access highway in this area and
also has Federal and State noise standards that are applicable.
The County continually has problems with the relationship be-
tween residential developments and lakes. The ditch company that
controls Warren Lake should be contacted early in the development
process to work out the details of increased drainage, access to the
lake, and surface recreation rights.
