Re: The Landings Preliminary Plan
Phase I
To Whom It May Concern:
The Fort Collins Planning Staff has recently brought to our attention
the fact that the Landings Preliminary Plan Submission does not
"technically meet the active recreational space requirements". Strict
adherence to the P.U.D. ordinances requires that active space be no
less than 50 feet in any dimension nor smaller than 6,000 sq.ft. in
contiguous area.
All areas considered active recreational space in the Landings Plan
satisfy the requirement of 6,000 sq.ft. , however, due to the irregular
configuration of streets, lots, and open space, certain areas taper to
less than 50 feet across. It is our opinion (and our understanding
that the Planning Staff agrees) , that the open space areas in consider-
ation successfully lend themselves to useable, active recreational
space and therefore should be permitted to qualify as such.
