Project Title: Fairplay Court Detached ADU

General Information: Proposal for a detached 2-story accessory
dwelling unit to be added to 3206 Fairplay Court, Fort Collins, CO
80526, a lot on which a 2-story single family home currently exists and
will remain. The total gross lot size is 0.22 acres. The property is
currently zoned RL Residential, Low Density and will remain as such.
No modifications to the Land Use Code are proposed. No commercial
space is proposed. No new off-street parking spaces are proposed as
none are required.

Transportation Improvements: N/A
Written Narrative: The proposed ADU is located in the rear yard
behind the existing primary residence. Pedestrian access to the ADU
will be through the west side of the lot. The existing path in this area
will be extended to meet the front porch of the proposed ADU. No new
vehicular circulation is included with this proposal.
