1. No joints are allowed in the flowline. Six inch wide curb or "dummy joint" may be tooled no closer than 6 inches
from flow line as shown.
2. Pedestrian landing area required 4 ft length x 4 ft width, max slope in any direction is 1:50 or 14" per foot.
3. Joint pattern to be according to intersection gutter detail' or as determined by the local entity.
4. Wood float finish is required over the sloped surface of ramp and flares.
5. Minimum ramp width shall be four feet, or the same as the widest adjacent sidewalk, whichever is greater, up to a
maximum width of 8 feet.
6. Detectable warning is to extend full width of the ramp and be a minimum of 2.0' in the direction of travel. Material

1.PLANT QUALITY: ALL PLANT MATERIAL SHALL BE A-GRADE OR NO. 1 GRADE - FREE OF ANY DEFECTS, OF NORMAL HEALTH, HEIGHT, LEAF
DENSITY AND SPREAD APPROPRIATE TO THE SPECIES AS DEFINED BY THE AMERICAN ASSOCIATION OF NURSERYMEN (AAN) STANDARDS.
ALL TREES SHALL BE BALL AND BURLAP OR EQUIVALENT.
2.IRRIGATION: ALL LANDSCAPE AREAS WITHIN THE DEVELOPMENT INCLUDING TURF, SHRUB BEDS AND TREE AREAS SHALL BE IRRIGATED
WITH AN AUTOMATIC IRRIGATION SYSTEM. ALL TURF AREAS SHALL BE IRRIGATED WITH AN AUTOMATIC POP-UP IRRIGATION SYSTEM.
ALL SHRUB BEDS AND TREES, INCLUDING IN NATIVE SEED AREAS, SHALL BE IRRIGATED WITH AN AUTOMATIC DRIP (TRICKLE) IRRIGATION
SYSTEM, OR WITH AN ACCEPTABLE ALTERNATIVE APPROVED BY THE CITY. THE IRRIGATION SYSTEM SHALL BE ADJUSTED TO MEET THE
WATER REQUIREMENTS OF THE INDIVIDUAL PLANT MATERIAL. NOTWITHSTANDING THAT IRRIGATION SHALL BE PROVIDED BY A
NON-POTABLE WATER SYSTEM PURSUANT TO THE PUBLIC BENEFITS AGREEMENT, IRRIGATION PLANS SHALL BE SUBMITTED TO THE CITY
OF FORT COLLINS FOR REVIEW PRIOR TO THE CITY'S FIRST ACCEPTANCE OF THE PUBLIC IMPROVEMENTS FOR THE DEVELOPMENT.
3.IRRIGATION SYSTEMS TO BE TURNED OVER TO THE CITY PARKS DEPARTMENT FOR MAINTENANCE MUST BE APPROVED BY THE PARKS
MANAGER AND MEET PARKS IRRIGATION STANDARDS. DESIGN REVIEW SHALL OCCUR DURING UTILITIES DEPARTMENT IRRIGATION
REVIEW PRIOR TO THE CITY'S FIRST ACCEPTANCE OF THE PUBLIC IMPROVEMENTS FOR THE DEVELOPMENT, AND CONSTRUCTION
OBSERVATION AND INSPECTION BY PARKS SHALL BE INCORPORATED INTO THE CONSTRUCTION PROCESS.
4.TOPSOIL: TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL THAT IS REMOVED DURING CONSTRUCTION ACTIVITY SHALL BE CONSERVED FOR
LATER USE ON AREAS REQUIRING REVEGETATION AND LANDSCAPING.
5.SOIL AMENDMENTS: THE FOLLOWING SHALL APPLY TO PLANTING AREAS OTHER THAN STREET TREE PLANTING AREAS. (SEE STREET
TREE NOTES FOR SOIL AMENDMENTS REQUIREMENTS FOR STREET TREE PLANTING AREAS.) SOIL AMENDMENTS SHALL BE PROVIDED AS
FOLLOWS: AFTER TOPSOIL IS PLACED, TILL UNAMENDED SOIL TO A MINIMUM DEPTH OF EIGHT INCHES (8”) IN AREAS TO BE PLANTED.
VERIFY SOIL IS FREE OF FOREIGN MATERIALS, CONSTRUCTION DEBRIS, STONES LARGER THAN ONE-INCH (1”) IN SIZE AND ANY OTHER
EXTRANEOUS MATERIAL. APPLY SOIL AMENDMENT (AGED COMPOST) AT THE RATE OF 3 CY /1,000 SF EVENLY ON SURFACE OF IN-PLACE
TOPSOIL AND THOROUGHLY BLEND INTO TOPSOIL AT A DEPTH OF SIX INCHES (6”) TO PRODUCE PLANTING SOIL. COMPACT EACH
BLENDED LIFT OF PLANTING SOIL TO 80 PERCENT OF MAXIMUM STANDARD PROCTOR DENSITY AT 2% OPTIMUM MOISTURE AND TESTED
IN-PLACE. GRADE PLANTING SOIL TO A SMOOTH, UNIFORM SURFACE PLANE WITH LOOSE, UNIFORMLY FINE TEXTURE. ROLL AND RAKE,
REMOVE RIDGES, AND FILL DEPRESSIONS TO MEET FINISH GRADES. PRIOR TO THE ISSUANCE OF 70 BUILDING PERMITS IN THIS
DEVELOPMENT. A WRITTEN CERTIFICATION, INCLUDING THE DOCUMENTATION REQUIRED BY CITY CODE SECTION 12-132(2), MUST BE
SUBMITTED TO THE CITY THAT ALL PLANTED AREAS, OR AREAS TO BE PLANTED, HAVE BEEN THOROUGHLY LOOSENED AND THE SOIL
AMENDED, CONSISTENT WITH THE REQUIREMENTS SET FORTH HEREIN. THIS CERTIFICATION SHALL BE SUBMITTED TO THE CITY FOR
REVIEW AND ACCEPTANCE AT LEAST TWO (2) WEEKS PRIOR TO THE DATE OF ISSUANCE OF CERTIFICATES OF OCCUPANCY. SOIL
AMENDMENTS SHALL NOT BE REQUIRED IN AREAS WHERE LOW IMPACT DEVELOPMENT STORMWATER QUALITY INFRASTRUCTURE IS
LOCATED.
6.INSTALLATION AND GUARANTEE: ALL LANDSCAPING SHALL BE INSTALLED ACCORDING TO SOUND HORTICULTURAL PRACTICES IN A

WATER USE OF 85,296 GALLONS. TO VERIFY EFFICIENT IRRIGATION SYSTEM
OPERATION, THE OWNER SHALL COMPARE THIS ESTIMATED IRRIGATION WATER

THE ESTIMATED ANNUAL IRRIGATION WATER USE OF THIS SYSTEM IS BASED ON
30-YEARS AVERAGE EVAPOTRANSPIRATION RATES (ET) FOR THE LOCAL AREA
AND TYPICAL NEW IRRIGATION SYSTEM EQUIPMENT EFFICIENCIES. MAJOR
DEVIATIONS FROM THIS ESTIMATE USE SHOULD BE BROUGHT TO THE ATTENTION
OF THE OWNER AND CURRENT IRRIGATION MAINTENANCE COMPANY AT THE
TIME OF THE DEVIATION.
TO VERIFY EFFICIENT IRRIGATION SYSTEM OPERATION AND WATER USE, AN
IRRIGATION SYSTEM EVALUATION AND AUDIT SHOULD BE PERFORMED.
1.THE SYSTEM DESIGN ASSUMES A MINIMUM DYNAMIC PRESSURE FOR THE
IRRIGATION SYSTEM OF 80 PSI, AT A DESIGN FLOW OF 25 GPM AT THE 1-INCH
IRRIGATION POINT-OF-CONNECTION (POC). TAP, METER, BACKFLOW
PREVENTER, MASTER VALVE AND FLOW METER SHALL BE SIZED AS INDICATED
IN THE DRAWING LEGEND. VERIFY PRESSURE AND FLOW ON SITE PRIOR TO
CONSTRUCTION.
2.READ THOROUGHLY AND BECOME FAMILIAR WITH THE SPECIFICATIONS AND
INSTALLATION DETAILS FOR THIS AND RELATED WORK PRIOR TO
CONSTRUCTION.
3.COORDINATE UTILITY LOCATES ("CALL BEFORE YOU DIG") OF UNDERGROUND
UTILITIES PRIOR TO CONSTRUCTION.
4.DO NOT PROCEED WITH THE INSTALLATION OF THE IRRIGATION SYSTEM
WHEN IT IS OBVIOUS IN THE FIELD THAT OBSTRUCTIONS OR GRADE
DIFFERENCES EXIST THAT MIGHT NOT HAVE BEEN CONSIDERED IN THE
ENGINEERING. IF DISCREPANCIES IN CONSTRUCTION DETAILS, LEGEND,
NOTES, OR SPECIFICATIONS ARE DISCOVERED, BRING ALL SUCH
OBSTRUCTIONS OR DISCREPANCIES TO THE ATTENTION OF THE OWNER'S
REPRESENTATIVE.
5.THE DRAWINGS ARE DIAGRAMMATIC. THEREFORE, THE FOLLOWING SHOULD
BE NOTED:
A.ALTHOUGH IRRIGATION COMPONENTS MAY BE SHOWN OUTSIDE
PLANTING AREAS FOR CLARITY, INSTALL IRRIGATION PIPE AND WIRING IN
LANDSCAPED AREAS WHENEVER POSSIBLE.
B.TREE AND SHRUB LOCATIONS AS SHOWN ON LANDSCAPE PLANS TAKE
PRECEDENCE OVER IRRIGATION EQUIPMENT LOCATIONS. AVOID
CONFLICTS BETWEEN THE IRRIGATION SYSTEM, PLANTING MATERIALS,
AND ARCHITECTURAL FEATURES.
C.USE ONLY STANDARD TEES AND ELBOW FITTINGS. USE OF TEES IN THE
BULLNOSE CONFIGURATION, OR USE OF CROSS TYPE FITTINGS IS NOT
ALLOWED.
6.PROVIDE THE FOLLOWING COMPONENTS TO THE OWNER PRIOR TO THE
COMPLETION OF THE PROJECT:
A.TWO (2) OPERATING KEYS FOR EACH TYPE OF MANUALLY OPERATED
VALVES.
7.THE IRRIGATION CONTRACTOR IS RESPONSIBLE FOR THE INSTALLATION OF
IRRIGATION SLEEVING. SLEEVES ARE REQUIRED FOR BOTH PIPING AND
ELECTRICAL WIRING AT EACH HARDSCAPE CROSSING. PIPING AND
ELECTRICAL WIRE SHOULD BE INSTALLED IN SEPARATE SLEEVES.
COORDINATE INSTALLATION OF SLEEVING WITH OTHER TRADES. MARK AN X
IN THE CONCRETE EDGE TO INDICATE SLEEVE LOCATIONS UNDER HARDSCAPE.
ANY PIPE OR WIRE WHICH PASSES BENEATH EXISTING HARDSCAPE WHERE
SLEEVING WAS NOT INSTALLED WILL REQUIRE HORIZONTAL BORING BY THE
IRRIGATION CONTRACTOR. PIPE SLEEVES SHALL BE SIZED TWICE THE
NOMINAL SIZE OF THE PIPE PASSING THROUGH.
8.INSTALL ALL ELECTRICAL POWER TO THE IRRIGATION CONTROL SYSTEM IN
ACCORDANCE WITH THE NATIONAL ELECTRIC CODE AND ALL APPLICABLE
LOCAL ELECTRIC UTILITY CODES.
9.THE FOLLOWING SHOULD BE NOTED REGARDING PIPE SIZING: IF A SECTION OF
UNSIZED PIPE IS LOCATED BETWEEN TWO IDENTICALLY SIZED SECTIONS, THE
UNSIZED PIPE IS THE SAME NOMINAL SIZE AS THE TWO SIZED SECTIONS. THE
UNSIZED PIPE SHOULD NOT BE CONFUSED WITH THE DEFAULT PIPE SIZE
NOTED IN THE LEGEND.
10.INSTALL ONE (1) #14 AWG TWO-WIRE PAIR ON TWO-WIRE SYSTEMS, FOR USE
AS SPARES. EXTRA TWO-WIRE PAIR SHALL BE A DIFFERENT COLOR THAN THE
MAIN WIRE PATH. INSTALL SPARE WIRES FROM CONTROLLER LOCATION TO
EACH DEAD-END OF MAINLINE. COIL 3 FEET OF WIRE IN VALVE BOX. TRACING
WIRE TO BE INSTALLED ENTIRE LENGTH OF MAINLINE.
CONSTRUCTION NOTES INSTALLATION GENERAL NOTES
THE IRRIGATION SYSTEM POINT-OF-CONNECTION (POC) SHALL BE
DOWNSTREAM OF THE IRRIGATION WATER TAP AND METER INSTALLED BY
OTHERS AT THE APPROXIMATE LOCATION SHOWN. INSTALL BACKFLOW
PREVENTION UNIT AND MASTER VALVE ASSEMBLY AS INDICATED. VERIFY
EXACT LOCATION OF POC WITH OWNER'S REPRESENTATIVE.
PEDESTAL MOUNT THE IRRIGATION CONTROLLER AT THE APPROXIMATE
LOCATION SHOWN. COORDINATE ELECTRICAL POWER TO THE CONTROLLER
