GENERAL INFORMATION:
The project is adding a detached ADU in the backyard of the subject property located at 426 E. Oak St.,
Fort Collins, CO 80524. The existing house, built in 1876, sits on two lots – lots 15 and 16, block 151. As
part of this process, a replat vacating the middle lot line will be conducted.
The lot is 0.41 acres +/-. The zoning is OT-C, Old Town District, High. The existing house will remain as
is. The new ADU will be constructed. Per 5.9.1 (K) (1) (c) one space is required for the Single-Unit (aka
main house) since there is more than 40 feet of street frontage and 5.9.1 (K) (1) (e) one is required for
the new ADU. Two off-street parking spaces are provided at the NW corner of the property, accessed
from the alley.
The ADU complies with 3.1.9.
OWNERS:
The property is owned and occupied by Katherine Herr, and the development of the ADU is being
undertaken by Katherine Herr. Her address is the same as the property address, 426 E. Oak St., Fort
Collins, CO 80524.
