Dear Ladies and Gentlemen:
The following are the written documents for the preliminary plans for
South College Camuercial Subdivision.
1. Please see attached for the legal description.
Owners of the business will be Everitt Enterprises, Inc. and the
future owners of this site will be Everitt Enterprises, Inc.
2. Present zoning on this piece of property is Highway Business. The
proposed zoning will be the first 400 feet west of College Avenue
being zoned as Highway Business and the last 450 feet will be Light
Industrial. The reason for the light industrial zoning is because
of the nature of the business at the Everitt Home Center. The land
directly north of the Hone Center is zoned light industrial and at
the present time we store our lumber on that property. We would
hope to be able to store the lumber on our own property at some future
date. We propose to build a building located close to the frontage
road be about 5,500 square feet. This building will house a business
requiring a free standing location similar to sane others on College
Avenue. We are proposing to put up a 20,700 square foot building to
the south of Holubar's. This will be of retail nature. Thr, proposed
building will be of the same decor and same heighth so that the building
will tie in with the existing structure.
3. We would expect to begin construction on the free standing building
within 30 days after the approval of the PUD. We anticipate completion
of the building, barring unforeseen weather, of 180 days, We anticipate
adding onto the present building within 90 days after approval of the
PUD and also expect completion and occupancy within 12 months.
4. It is the intention of Everitt Enterprises, Inc. to continue ownership
of this site.
