Walker, as Grantor, and CITY OF FORT COLLINS, FORT COLLINS, COLORADO, AS Grantee, WITNESSETH: The undersigned Grantor, for and in consideration of the sum of TEN DOLLARS and other valuable considerations, in hand paid by the Grantee, the receipt whereof is hereby acknow- ledged, hereby grants, bargains and conveys to said CITY OF FORT COLLINS, FORT COLLINS, COLORADO, Grantee, its successors and assigns, a right-of-way ten (10) feet wide for underground utility easement, the west line of said right-of-way being described as : +'160 feet east of the east right-of-way line of South College Avenue, which easement will run north and south over and across the follow- ing described property: The West 240 feet of the South 50 feet of Lot 1, except the East 65 feet of the North 2 feet thereof; and the West 240 feet of Lot 2, Maynard Subdivision, a subdivision of the Sz of the NW-4 of the NW4 of Section 24, Township 7 North, Range 69 West of the 6th P.M. , Larimer County, Colorado, i together with right of ingress and egress over and across the lands of the Grantor to and from the above described property, as may be necessary for the construction, repair or maintenance of any underground utility lines. After any initial construction or subsequent mainten- ance by said Grantee, the property of Grantor (including pro- perty adjacent to the easement property) shall be restored as nearly as possible to its former state and condition.
