Thank you Comment Number: 3 SUBMITTAL: Correct file naming is required as part of a complete submittal. Please follow the Electronic Submittal Requirements and File Naming Standards found here: https://www.fcgov.com/developmentreview/files/electronic-submittal-requirements-and-file-naming- standards_v1_8-1-19.pdf?1749057094 File names should have the corresponding number, followed by the file type prefix, project information, and round number. For example: 1_SITE PLAN_Project Name_FDP_Rd1. A list of numbers and prefixes for each file can be found at the link above. Intermill Land Surveying agrees to the file naming convention requested. Comment Number: 4 SUBMITTAL: All plans should be saved as optimized/flattened PDFs to reduce file size and remove layers. Per the Electronic Submittal Requirements AutoCAD SHX attributes need to be removed from the PDF’s. AutoCAD turns drawing text into comments that appear in the PDF plan set, and these must be removed prior to submittal as they can cause issues with the PDF file. The default setting is "1" ("on") in AutoCAD. To change the setting and remove this feature, type "EPDFSHX" (version 2016.1) or “PDFSHX (version 2017 and newer) in the command line and enter "0". Read this article at Autodesk.com for more on this topic: https://knowledge.autodesk.com/support/autocad/troubleshooting/caas/sfdcarticles/sfdcarticles/Dra wing-text-appears-as-Comments-in-a-PDF-created-by-AutoCAD.html Thank you for this reminder. Sent email 2025.05.07 with target submittal of 2025.05.08 Comment Number: 6 INFORMATION: Please resubmit within 180 days, approximately 6 months, to avoid the expiration of your project. 180-day window is 2025.12.09. Target submittal date is 2025.06.19 well within the 180-day requirement. Comment Number: 7 Page 3 of 5 INFORMATION: ANY project that requires four or more rounds of review would be subject to an additional fee of $3,000.00. Advocating for my client in saying with the addition of the site plan beginning with round 3, not appropriate to charge for a fourth round when we’ve provided a basic site plan since the first submittal without comments provided. Comment Number: 8 NOTICE: A Development Review sign will be posted on the property. This sign will be posted through the final decision and appeal process. A request for the removal of signs will be made by your Development Review Coordinator at the appropriate time. Acknowledged. Thank you. Please show property lines, outlines of the existing structures, critical dimensions, a land use table, a signature block, and standard site plan notes. Page 4 of 5 List the standards involved in site plan note #6 regarding modifications of standards. Intermill Land Surveying has adapted the existing conditions exhibit into a site plan showing property lines, buildings, critical dimensions, a land use table and standard site plan notes as provided. Unsure what signature block needs to be included – please provide clarification. Please include the language, "Structures demonstrate existing conditions for illustrative purposes. Not intended to require exact location as shown." Note added. Additionally, please include the language, "Any existing encroachments into any of the easements or right-of-way depicted on this site plan have not been permitted or allowed by the City. The property owners have been made aware that the unpermitted encroachments could be required to be removed at any time and they will have no recourse in that event." Note added Comment Number: 3 06/10/2025: FOR APPROVAL - PLAT Please demonstrate all encroachments on the plat. Engineering has provided language for the conditions of the encroachments. Please include. Note added – see further comments below. Department: Engineering Development Review Contact: Tim Dinger tdinger@fcgov.com Topic: General Comment Number: 1 05/29/2025: FOR APPROVAL - UPDATED: Leaving this comment active until we hear from adjacent property owner regarding encroachments. All property owners have been in contact with Engineering. 02/21/2025: FOR APPROVAL: Permanent structures are not permitted to encroach into a utility easement if they exceed 120 square feet, exceed 8 ft in height, or have a constructed footing/foundation. Either the utility easement must be vacated, or the structure must be removed/relocated out of the easement. If you seek vacation of the easement, additional discussion may be needed internally to see if there are any conflicts with the vacation. If the structures located in the ROW and easements are not permanent structures, then this comment can be ignored. Note added to site plan. All current structures that encroach into an easement are smaller than 120 square feet and are not permanent buildings. All property owners are aware that they may need to remove and/or relocate these assets in the future.
