Comments: 1) The PDP proposal is general in nature and more detailed review will occur during the FDP stage. The nature of the development will require close coordination with all utilities to assure the issue related to access and maintenance are addressed. We anticipate that these issues will be addressed during FDP process. 2) Standalone easement will be required for all sewers that are not located in the public R.O.W. and in alley tracts. The easements are necessary to address access and maintenance issue that are not included on the plat. Standard easement width for Boxelder is 30-feet. The alleys are only 26 feet so the easement width will need to be discussed. 3) Show the location of the existing Boxelder Sewer Easement in the area of International Drive on the Plat 4) The proposed plan shows a pool. Discharges from swimming pools to the District sewers are a prohibited use. Provide information and design showing that the pool with not discharge to the sewer. 5) Provide information on kitchen and bathroom facilities for the community building. 6) Specify and show the location of service connections to each building. We look forward to reviewing future submittals on this project. Please feel free to contact me if you have any questions. Sincerely, Daniel Richardson, PE District Engineer
