Re: PEDERSEN TOYOTA – Existing Tree Removal Feasibility Letter:
The site currently features several mature trees from the previous development, located both in
the parking lot and around the perimeter. Our site plan was developed to retain as many of
these trees as possible while accommodating ou r client’s needs and complying with the City’s
requirements. However, some trees cannot be preserved due to various constraints. Below is a
list of the 27 out of 50 trees that are to be removed and the reasoning behind their removal.
o Tree 15: Due to the demolition of the existing parking lot and grading in preparation for the
future development, this tree cannot be preserved.
o Tree 16: Due to the demolition of the existing parking lot and expansion of the new
building, grading in preparation for the future development does not allow this tree to be
preserved.
o Tree 19: Due to the demolition of the existing parking lot and expansion of the new
building, grading in preparation for the future development does not allow this tree to be
preserved.
o Tree 20: Due to the demolition of the existing parking lot and expansion of the new
building, grading in preparation for the future development does not allow this tree to be
preserved.
o Tree 23: Due to the demolition of the existing parking lot and grading in preparation for the
future development, this tree cannot be preserved.
o Tree 24: Due to the demolition of the existing parking lot and grading in preparation for the
future development, this tree cannot be preserved.
o Tree 25: Due to the demolition of the existing parking lot and grading in preparation for the
future development, this tree cannot be preserved.
o Tree 26: Due to the demolition of the existing parking lot and grading in preparation for the
future development, this tree cannot be preserved.
o Tree 27: Due to the demolition of the existing parking lot and grading in preparation for the
future development, this tree cannot be preserved.
o Tree 28: Due to the demolition of the existing parking lot and grading in preparation for the

lot, this tree cannot be preserved.
o Tree 40: Due to the demolition and expansion of the new building and surrounding parking
lot, this tree cannot be preserved.
o Tree 41: This tree is now within the proposed building footprint and cannot be preserved.
o Tree 42: This tree is now within the proposed building footprint and cannot be preserved.
o Tree 43: This tree is now within the proposed building footprint and cannot be preserved.
o Tree 44: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 45: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 46: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 47: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.
o Tree 48: Due to the demolition and reorganization of the parking lot, this tree cannot be
preserved.

For more details on tree locations and descriptions, please refer to the Tree Mitigation Plan and
supporting sheets included in this submittal. A site visit with the City Forester took place on
January 8, 2025, during which the City Forester assessed a significant value for the mitigation of
the removed trees. Replacement trees will be provided in accordance with Division 3.2.1 (F)(1)
of the Fort Collins Land Use Code.
