Bloom – Community Park & Pool
• Project Title: Bloom – Community Pool and Park

• General Information:
Tract F was created as part of Bloom Filing One to be the location of a future park and
amenity space to serve the community. Tract F is 2.52 acres in size and is currently
undeveloped but has been graded and prepped for development, with utilities and
access nearby. To further clarify proposed updates, attached to this narrative is an
exhibit highlighting minor adjustments made to approved Filing 1 plans within this area
and accounted for with this application.

• Infrastructure Improvements
Infrastructure improvements were included as part of the Bloom Filing 1 and amended
with Filings 5 and 7. Tract F is currently undeveloped but has been graded and prepped
for development, with utilities and access nearby. As the site has been previously graded
with infrastructure installed as part of Bloom Filing 1, no adverse impacts to natural
features are anticipated with this development. Runoff treatment consistent with Fort
Collins requirements will be provided.

A neighborhood meeting was not required for this project.
• Site Design
The application accompanying this narrative details the next phase of the Mulberry &
Greenfields PUD Master Plan. This BDR proposes the development of an amenity that is
designed to serve the Bloom neighborhood. The Bloom Community Pool and Park will
include a range of amenities such as a lap pool, kiddie pool, restrooms, playground,
pickleball court, nature trail, multi-use lawn, and enhanced landscaping consistent with
previously planned areas of Bloom. The proposed plan creates a connected, inviting
space, centrally located to be accessible by the entire community.
Located at the northeast corner of Aria and Sykes, it is centrally located to serve the
entire Bloom community and being situated on the northern end of Aria Way, will serve
as the northern terminus of the pedestrian parkway established within the Mulberry &
Greenfields PUD Master Plan, and as partially designed within Bloom Filings One, Two,
and Four. Additionally, sidewalks and trail connections are proposed throughout the
Community Pool and Park area to encourage walkability and access to the greater
community. A parking lot (8 spaces) is proposed to be situated at the southern end of
the park, with access off Sykes, to provide short-term parking for this amenity. Anchoring
the site at the SW corner of the project and located at the corner of Aria and Sykes, is a
resort-style pool that accommodates lap lanes, a kid’s area, water slide, and expansive
deck. The pool is accompanied by a building that includes changing/restroom spaces.
Bloom – Community Park & Pool
The pool amenity provides an inviting and welcoming visual experience for those
traversing from the south along the pedestrian parkway that runs adjacent to Aria Way.
As one moves deeper into the site a variety of active and passive spaces are proposed
including: 2 pickleball courts, a playground, multi-use lawns, seating areas, trails, and
landscaping that encourages exploration.
Architecturally, the pool facility is planned to be consistent and complementary to high-
quality buildings and features developed to date within Bloom. The buildings proposed
include restrooms, equipment storage, and a pool pump house. Currently, buildings are
not proposed to have sprinklers, but the development team is committed to compliance
if sprinklers are required.
Landscape character for the Bloom Community Pool and Park is consistent with the
standards established throughout the previously designed areas of Bloom. As such, it
includes the extensive use of native and adapted plants that will thrive with less water yet
still provide an extensive variety and attractive palette. A mix of formal and informal
design is provided that blends the formality and structure of the more urban layout with
natural areas that permeate this part of the City. This next phase of Bloom also continues
building on the developed Pollinator Master Plan, with thoughtful design to enhance this
aspect of the community.
