MODIFICATION OF STANDARDS REQUEST – ZONING STANDARDS
We are requesting a Modification from two (2) of the zoning standards for the Urban Estate District (UE) zone
district as outlined in the City of Fort Collins Land Use Code (LUC) Article 2.1.2 as they both relate to the
Modification Review Procedures listed in Article 6.8.2(H)(4) of the LUC.
1. Development standards for lot size for all new lots in the UE zone district is a minimum of a half-acre
(21,780 square feet). Proposed Lot 1 measures 0.37 acres (15,900 square feet) and proposed Lot 2
measures 0.43 acres (18,773 square feet).
The existing lot sizes are Lot 1 0.42 acres (18,511 square feet) and Lot 2 0.36 acres (15,600 square
feet). The existing subdivision was platted and recorded in 1971 prior to the current zone district
standards. The proposed lot sizes are consistent with the original subdivision where 16 out of 21 lots are
less than the half-acre of the UE zone district.
This modification from standards does not create any hardships or impact on the intent of the LUC.
Therefore, we request this modification be granted at this time.
2. Development standards for setbacks for all new lots in the UE zone district are as follows:
• Front 30’ minimum or 20’ minimum (pre-1997)
• Rear 25’ minimum or 15’ minimum (pre-1997)
• Side 20’ minimum or 5’ minimum (pre-1997)
Setbacks for Proposed Lot 1 that we are requesting modifications for are the side setback which
measures at 9.0 feet and the front setback which measures at 29.9 feet.

Setback for Proposed Lot 2 that we are requesting modification for is the front which measures at 26.0
feet.
The original platting for these lots was done in 1971 and therefore adhere to the pre-1997 standards, both of
which the proposed lots meet.
This modification from standards does not create any hardships or impact on the intent of the LUC. Therefore,
we request this modification be granted at this time.
