Condo Location: Fort Collins, CO To Whom, it may concern, The plumbing design for the Tapestry project will be based off the previously engineered design Bloom project and is a one-for-one copy of Bloom with only a few non-water related design changes. Additionally, the Tapestry project location is adjacent to the Bloom project location, making the conditions and available water site pressures similar. Assuming an updated flow/pressure test can be provided to confirm the water pressure available for the Tapestry project will be equivalent to the previously designed Bloom project, Arcxis takes no exception to the Civil sizing of the water meters on their plans. Per the 2021 IPC code, Table E104.1, Pressure Range 40 to 49 psi chart, at 136 w.s.f.u. for each 20 unit building at a rough 250 feet Maximum Development length, the minimum Meter and Service pipe size provided and installed by civil shall be 1-1/2” in size. the distribution pipe after the meter to the water riser entry into each building shall be 2" pipe. If the updated flow test has a lower available pressure than was available for the Bloom project, further calculations and sizing will need to take place prior to acceptance of the sizing. Please note that ARCXIS will be providing engineered plumbing designs that will illustrate the system sizes denoted above during the construction design phase. At that time, we will ensure that we coordinate fully with the most current site data provided with the civil engineer to ensure proper scope.
