Re: SWC Drake/College (2601 S College)
Dear Freddie:
This letter accompanies a submittal package for the SWC Drake/College BDR, located at the
southwestern corner of the Drake and College intersection within the City of Fort Collins, and responds to
comments from the PDR letter dated August 16, 2023. Our team met on site with you October 29th to
review existing on-site trees. Information from that meeting, including tree mitigation requirements are
included in our submitted drawings.
The site has a total of 7 existing trees that are large enough to be included on the tree inventory and
considered for mitigation. On-site trees include Thornless Honeylocust, Green Ash, and Elm. Four of the
five Honeylocusts are in Poor condition, the Green Ash is Fair + condition, and the Elm is in Fair
condition. The existing site conditions will be reconfigured, including the removal of the hardscape
(predominantly covering the site currently) as well as right-of-way improvements including an improved
parkway and widened pedestrian corridor. Due to the tree locations on site with respect to proposed
improvements and the poor condition of the Honeylocusts on College Avenue, all seven (7) trees on site
will be removed as indicated on the Tree Mitigation Plan. Per our tree inventory and your analysis, this
will require twelve (12) mitigation trees which are accounted for and noted in the Landscape Plan and in
the plant schedule.
We feel that our team has taken reasonable measures to replace the trees on the site, while factoring in
other site constraints and requirements. Please don’t hesitate to contact me if you have any questions.
Sincerely,
Norris Design
