Re: Tapestry Condos Water Tap Sizing
To Whom it May Concern,
I am writing in regard to City of Fort Collins FDP checklist requirement for a letter documenting water tap sizes based on
the AWWA M22 manual design procedure. Hartford Homes is currently working with the MEP to provide this information,
however this information is not fully finished. As soon as this information is prepared, we will provide the information to the
City.
Hartford Homes proposed the same buildings in Bloom Filing Two and, in that case, the MEP determined that a 1 ½” tap
was required. This same tap size is proposed within the Tapestry subdivision.
Our overall concern with this requirement is the same with other City checklist items, such as C1 forms, which simply are
not fully finished at the time of FDP submittals. The amount of engineering required to produce these documents is
beyond that of the rest of the project at the time of FDP submittal.
