in the South Half of the Northeast Quarter of Section 12, Township 7 North, Range 69 West of the 6th P.M., City of Fort
Collins, County of Larimer, State of Colorado, being more particularly described as follows:
Considering the north line of Lot 1, Odell Brewing Company Filing Two as bearing North 89° 13’ 01” East, and with all
bearings contained herein relative thereto:
at the northeast corner of said Lot 1;
THENCE South 00° 34' 13" West, along the east line of Lot 1, a distance of 92.62 feet;
THENCE South 51° 37' 58" West, departing said east line, a distance of 25.43 feet;
THENCE South 00° 41' 14" West, a distance of 87.86 feet;
THENCE North 89° 20' 05" West, a distance of 26.50 feet;
THENCE North 00° 41' 15" East, a distance of 195.34 feet to the north line of Lot 1;
THENCE North 89° 13' 01" East, along said north line, a distance of 46.08 feet to the POINT OF BEGINNING, containing
0.16 acres (7,159 square feet) more or less.
