CONCEPT ELEVATIONS
Architecture Notes
1.The figures on Sheets A1 through A6 are
conceptual in nature and are not intended as a
definitive reference for builders/designers. The
figures are intended to convey potential options
for implementation of the applicable Architectural
Standards including the Montava Pattern Book,
the Montava Uses, Densities and Development
Standards (MUDDS) and applicable provisions of
the Land Use Code (LUC).
2.Builders/designers are responsible for reviewing
and engaging with the Developer regarding
coordination of the applicable Architectural
Standards.
3.Compliance with the Architectural Standards will
be evaluated by the Montava Architectural
Review Committee (MARC). Approval of MARC is
a prerequisite of building permit issuance.
4.Proposed architectural elevations for Two Family
and Single Family Attached residences only, shall
also be submitted to the City for review and
approval as a minor amendment to the Montava
Phase D Basic Development Review approval
prior to issuance of building permits.
5.Building permit applications shall include
evidence of MARC’s approval and shall include
the following information to assist the City in
confirming compliance with the applicable
Architectural Standards:
-PUD Transect
-Minimum setbacks
-Lot/building dimensions
-Yard type
-Frontage type/buildout
-Lot occupation/coverage %
-Glazing %
-Exterior lighting & fixtures
-Materials & colors
-Roof solar/PV
Note: An eave/parapet less than 30ft in height will be
provided at the rear on all 3-story units that require
fire access from the alley.
