HomeMy WebLinkAbout303 SMITH MINOR SUBDIVISION - BDR240011 - SUBMITTAL DOCUMENTS - ROUND 1 - Project Narrative Project Information and Design Narrative 303 Smith Street | Fort Collins, CO July 10, 2024 Project Information: A Lot Merger of the West 70 feet and the East 120 feet of Lot 1, Block 163, City of Fort Collins, Situated in the Southwest Quarter of Section 12, Township 7 North, Range 69 West of the 6th P.M., City of Fort Collins, County of Larimer, State of Colorado Design Narrative: The existing property is currently two separate lots with a single-family residence and a detached garage on the eastern lot. The purpose and intention for a lot merger is the ability to build a detached accessory building on the western lot to better align the property with the neighborhood. The main floor of the accessory building will be a two-car garage with the garage door facing west towards the alley. The second floor will be accessed externally with a deck and door facing the existing garage/home to the east and be used as an office space with a restroom. The exterior of the accessory building will be designed for more of a residential look to blend in with surrounding homes and will include a dormer, exterior deck with clapboard and shake siding.
