SURVEYOR NOTES:
1.Basis of Bearings is the northerly line of Lot 22 of the Galligan Subdivision, as bearing 89° 42'
20" (assumed bearing), and is monumented by no 4 rebar without cap to the west, and a no 4
rebar with orange plastic cap, PLS# 37899 to the east.
2.All bearings and distances are derived from field measurements unless otherwise noted. The
recorded bearings and or distances shown heron are taken from existing public records and will
not match the measured bearings and or distances due to differences in the datum and or
projections used to complete the survey.
3.The lineal unit measurement for this drawing is U.S. survey feet.
4.Subject Property Address: 638 Whedbee, Fort Collins, Colorado 80524
5.Subject Property Owner: ARIN JERI LYNN/LISA RUTH
6.Date of field work: February 29th, 2024
7.Subject Property contains 11,115 square feet or 0.255 acres, more or less.
8.This survey does not constitute a title search by Northern Engineering to determine ownership
or easements of record. Galligan Subdivision recorded at Larimer County Clerk and Recorder
under Book 3 Page 35, also reception number 138413, was utilized in preparation of this survey,
along with a property information binder provided by Land Title Guarantee Company/ Old
Republic National Title Insurance Company, under Order Number: FCIF25210152, Policy No.:
PIB25210152.26442503, dated February 21, 2024 at 5:00 P.M.
9.The word "state","certify" or "certification" as shown and used hereon is an expression of
professional opinion regarding the facts of the survey, and does not constitute a warranty or
guarantee, expressed or implied. DORA Bylaws and Rules (4 CCR 730-1).
10.The Professional opinion of the Surveyor is not a determination of law, nor a matter of fact.
11.Adjacent property owner information per the Larimer County Land Information Locator.
12.An encroachment is a legal condition, not a matter of survey, and thus cannot be identified as
such by a surveyor. The survey drawing details the deed lines, the lines of possession and
displays observed objects or improvements on or near these lines.
13.Ownership of fences, if any, was not determined under the scope of this survey.
14.The Surveyor has not physically located the underground utilities shown hereon. The
underground utilities have been located from observed evidence and utility markings at the time
of survey and the surveyor makes no guarantee that the underground utilities shown comprise
all suchutilities in the area, either in service or abandoned. The surveyor further does not
warrant that thatthe underground utilities shown are in the location indicated, although he does
state that they are located or scaled as accurately as possible from the information available.
Additional Utility Lines may exist. The exact location of any underground utilities shown and
the location of any additional utilities should be determined by contacting “one Call” for a
utility locate.
15.It is unlawful under Colorado State Statute to knowingly disturb, deface, remove, or destroy a
land survey monument.
