HomeMy WebLinkAboutTHE ELLIE AT OLD TOWN NORTH - PDP240002 - SUBMITTAL DOCUMENTS - ROUND 2 - Project Narrative Project Narrative for: The Ellie at Old Town North 4/25/2024 (a for rent townhome development) Southwest Corner of East Suniga Rd and Blondel Street Fort Collins, CO 80524 Van Horn Development is excited to propose this 26-unit, use by right, for rent townhome development located at the Southwest Corner of East Suniga Rd and Blondel Street in the Old Town North neighborhood of Fort Collins. The site currently contains a gross area of 0.808 acres, (35,196 Sq. Ft.) and is vacant, previously used as a drainage easement until recently vacated. One of the last vacant lots in Old Town North, the site is bounded by a mix of attached residential, detached residential, and apartment properties. The proposal is to develop twenty-six (26) two bedroom, 3-Story for rent townhomes with roof-top decks and 2-car garages. In addition to the twenty-six 2-car garages there will be 5 guest parking spaces providing a total of 57 parking spaces for the development. The development is consistent with the City’s current CCN (community commercial – north college district) zoning for this property. The intention is to provide a more urban style project (with higher density, contemporary architecture, and landscape architecture, etc.) that is appropriate near and in support of the Old Town North area. The buildings are designed to the Municipal Code, Land Use Code, and adopted Building Codes of the City of Fort Collins. Ryan Van Horn, lead developer at Van Horn Development has been working in the Colorado real estate market since 2004 and has completed projects from Fort Collins to Pueblo, including over 2,100 multifamily units since 2017. We are excited to be back in Fort Collins, and we intend to bring a high level of quality to this project to showcase our company in this exciting market.
