RE: Bloom Filing 7 Project Narrative
Bloom Filing Seven is a replat of Bloom Filing Five, which itself was a replat of Bloom Filing One. The
purpose of Filing Seven is to create small tracts under the cottage garage buildings, so that the
ownership of the buildings and the land below them can live with an HOA created only for the purpose
of managing the cottage garages. This change simply takes larger, already existing recorded tracts
that will be owned by the Metro District and removes the garage areas out of those tracts. Filing Five
created easement exclusion areas in the same garage areas, but as Hartford has advanced the design
of the cottages it has become clear a separate small HOA is needed for the garages. Th e easement
exclusion area therefore is insufficient and warrants Filing Seven.
Additionally, Filing Seven proposed a minor change to the utility easement northeast of the intersection
of Aria and Sykes. When Xcel Energy installed their gas line in the area, they put it parallel to the ROW
instead of in the dedicated easement that had been platted and recorded with Filing One. This filing
proposes to dedicate a new easement where Xcel has already put the line and to vacate the old
easement.
