PROJECT: 3036 W. Prospect Rd. Lot Split

To Whom It May Concern:
It is our intention to split our property at 3036 W. Prospect Rd. into two separate lots. The
existing single-family home will remain on the southern lot and the northern lot will be sold so
that another single-family home can be built by the new owner.
NOTES:
• Both lots will meet all minimum size requirements for lot size and building envelope with
standard setbacks.
• A utility easement will be added to the east side of the southern lot so that a sewer line
from the future home on the northern lot can access the manhole on Prospect Rd.
• All other utilities can be accessed from Overland Trail.
• The new home will be required to have a driveway on the northern most edge of the
building envelope so that it may access Overland Trail furthest from the intersection at
Prospect Rd. A Variance shall be requested.
• A Development Agreement shall be recorded to ensure the city is reimbursed for the
recently installed curb and gutter by the new owners.
