City Engineer City of Fort Collins 281 North College Ave. Fort Collins, CO 80521 Re: Variance Request – 7.4.1 Alignment – Table 7-3 Montava Phase D Project No. 1230.0009.00 Dear Mr. Buckman: We are hereby requesting a variance to the Larimer County Urban Area Street Standards (LCUASS) for changes to the road geometry for Montava Phase D. Current standard of Table 7-3 in section 7.4.1 of the Larimer County Urban Area Street Standards (LCUASS), refers to road geometry to be used in road design for the Fort Collins area. A variance is being requested to this section for use in the Montava Phase D project as noted below: -Table 7-3 Fort Collins (GMA and City Limits) Street Standards – Technical Design Criteria - Proposed road – The intersection of Mountain Willow Way and Goodheart Drive. - The proposed Mountain Willow Way terminates to the south at a T-Intersection with Goodheart Drive (Goodheart Drive station 15+36) and does not meet the City criteria of a minimum tangent length at the intersection prior to a curve. Specifically, Table 7-3 requires a 100’ minimum tangent between curves or at an intersection. The requested variance to these criteria is the only intersection in the Montava Phase D site where the required tangent prior to a curve is not met. We are requesting a variance to this standard to maintain in an effort to maintain the overall future site layout / tract sizes that has been planned for future developmet. This variance request for change in minimum tangent length: • is not expected to have a negative impact on capital, or maintenance cost requirements for the City, or property owners; • is not anticipated to reduce the life of the proposed roadways; and • is unlikely to be detrimental to the public health, safety/welfare, decreased sight distance, or have any effect on turning movements.
