Project Descrip�on
This applica�on is for a 0.77 acre 4-lot residen�al development at the northeast corner of
Lindenmeier Road and Main Street in the Alta Vista neighborhood in northeast Fort Collins. A
Conceptual Review mee�ng was held with city staff on 5/5/2023 under the project name of
“Main and Lindenmeier”. The exis�ng zoning is RL-Low Density Residen�al and the proposed
zoning remains RL-Low Density Residen�al. The parcel will be divided into 4 residen�al lots,
each between 6644-6969 square feet for a total of 4 eventual single family dwellings and 0
commercial space. The maximum building height shall be 28’ (maximum 2 stories) and parking
will be determined at the �me of building permit for each single-family lot as each has private
driveway access to Main Street. No land use code modifica�ons are requested as part of this
applica�on.

As part of this development, 6’-0” of right-of-way is dedicated along Main Street which
maintains the centerline with the exis�ng roadway to the west. Also, 50’-0” right-of-way
dedica�on along Lindenmeier Road aligns the proposed east property line with the Northfield
development directly to the north of the site.
Because this is a single-family residen�al development, the majority of the landscaping will be
installed by future homeowners. The developer is proposing street trees and turf grass in the
park strip along Main Street, as well trees and turf grass in the dedicated ROW along
Lindenmeier Road, but the installa�on of landscaping in the ROW is proposed to happen
concurrent with the building permit for each lot. The inten�on of the developer is that these
plan�ng areas will be irrigated and maintained by the individual property owners adjacent to
the plan�ng areas.
The architectural design intent with this development is to expand the exis�ng Alta Vista
neighborhood with 4 new single-family residences. Specific architectural features are to be
approved at the �me of individual building permits for each lot.
No phasing is proposed with the development.
