A parcel of land being a part of TRI-CO SUBDIVISION, recorded with the Larimer County Clerk and Recorder as
Book 1501, Page 639, and situate in the Northeast Quarter of Section 2, Township 7 North, Range 69 West of the
6th P.M., City of Fort Collins, County of Larimer, State of Colorado, being more particularly described as follows:
Considering the north line of said TRI-CO SUBDIVISION as bearing South 89° 19’ 07” East, and with all bearings
contained herein relative thereto:
COMMENCING at the northwest corner of said TRI-CO SUBDIVISION;
THENCE along the north line of said TRI-CO SUBDIVISION, South 89° 19' 07" East a distance of 118.22 feet;
THENCE South 40° 03' 57" East a distance of 13.20 feet to the POINT OF BEGINNING;
THENCE South 89° 19' 07" East a distance of 150.55 feet;
THENCE South 02° 04' 41" West a distance of 10.00 feet;
THENCE North 89° 19' 07" West a distance of 141.69 feet;
THENCE North 40° 03' 57" West a distance of 13.20 feet to the POINT OF BEGINNING.
Containing 0.034 acres (1,461 square feet) more or less.
