A parcel of land being a part of MARTINS FIRST ADDITION, recorded with the Larimer County Clerk and Recorder
as Book 1429, Page 750, and situate in the Northeast Quarter of Section 2, Township 7 North, Range 69 West of
the 6th P.M., City of Fort Collins, County of Larimer, State of Colorado, being more particularly described as
follows:
Considering the south line of said MARTINS FIRST ADDITION as bearing South 89° 19’ 07” East, and with all
bearings contained herein relative thereto:

THENCE South 89° 19' 07" East a distance of 69.92 feet;
THENCE South 00° 40' 59" West a distance of 18.50 feet;
THENCE North 89° 19' 07" West a distance of 57.94 feet, to the POINT OF BEGINNING OF AREA #1.
AND
COMMENCING at the northwest corner of TRI-CO SUBDIVISION, recorded with the Larimer County Clerk and

THENCE North 00° 40' 59" East, departing said line, a distance of 14.23 feet, to the POINT OF BEGINNING OF
