Overview and Background
This is a request for a Minor Subdivision of the Midtown Commercial Center site is located at 2413 S
College Ave, which is north of W Drake Rd and west of S College Ave. The site is currently
configured as one parcel owned by South College Shops LLC. The existing zoning is General
Commercial (CG). The property is approximately 4.48 acres with commercial businesses occupying
the existing buildings.
Project Details
The existing parcel is being reconfigured with a Minor Subdivision to create viability for future
development of the site. There are no site improvements proposed with this submittal. Also, no
changes are proposed to the zoning and there are no land use approvals affiliated with this
application. This Minor Subdivision of one parcel into two will not alter the existing access and
parking will remain as-is.
The proposed new lot line will separate the property into two lots as shown on the plat, with Lot 1 at
approximately 1.21 acres and Lot 2 at approximately 3.27 acres. The placement of the lot line allows
for 16’ separation from the Inca building, 27’ from the South College Shops building, and has been
placed on the east side of the existing 20’ Utility Easement.
Future tenants and users of the site are currently unknown, therefore no detailed information about
future uses, buildings, access, parking, etc. is included. It is understood that any subsequent site-
specific development plans submitted to the City will be subject to the appropriate Development
Review process and the requirements of the Land Use Code.
