I ... L L Site Description The development is located in Fort Collins, Colorado, which is situated 65 miles north of Denver on the western side of Interstate 25. The site is situated just east of downtown Ft. Collins at the intersection of two major arterials, Mulberry Street and LeMay Avenue. The City of Fort Collins offers a wide range of amenities in business, education, medical facilities, and cultural activities. Ranked in the top 5% for the quality of life nationally, Fort Collins is an excellent choice. Fort Collins, Colorado The city continues to grow and improve economically. The city had a 1994 population of 95,889, a 4.14% increase over the previous year. Retail sales grew 9.8% between 1993 and 1994 and vacancy rates have been decreasing throughout the 1990s, with the 1994 retail vacancy rate at 5.6%. Cultural activities center around the Arts Center, the Lincoln Center, and numerous art galleries and performance theaters around town. In addition to its position of cultural center for the region, Fort Collins is the medical hub for the surrounding area. Higher Education Colorado State University (CSU) and Front Range Community College are both important assets to the Ft. Collins community. CSU employs 6,400 people and has an enrollment of over 20,000 students. Founded in 1870 as a land grant college, CSU is the second largest university in the state and offers both undergraduate and graduate degree programs in its nine colleges. CSU is known for its excellent programs in engineering, agriculture, and veterinary medicine. Front Range Community College offers associates degrees as well as vocational programs for high school students. The college's enrollment is approximately 1,000 full-time and 2,500 part-time students. Major Employers Ft. Collins supports a number of high technology firms including Hewlett Packard, NCR Corporation, and Advanced Energy. Other major employers include Colorado State University, the Poudre School District, Kodak, Anheuser-Busch, and US West Communications. Area Shopping Centers Located within the trade area are numerous "strip" retail centers as well as a number of free­standing big box stores. To date, a power center project with the critical mass of retailers and shopping opportunities has not been developed in Ft. Collins. A map is included to show the locations of the area's retail centers. The dynamics of this project along with Ft. Collin's expanding population base and regional location make this community an ideal choice for most any retail tenant.
