Correct file naming is required as part of a complete submittal. Please follow the Electronic
Submittal Requirements and File Naming Standards found here:

File names should have the corresponding number, followed by the file type prefix,
project information, and round number. For example: 1_SITE PLAN_Project Name_FDP_Rd1.

12/29/2022: SUBMITTAL:
All plans should be saved as optimized/flattened PDFs to reduce file size and
remove layers.
Per the Electronic Submittal Requirements AutoCAD SHX attributes need to be
removed from the PDF’s.
AutoCAD turns drawing text into comments that appear in the PDF plan set,
and these must be removed prior to submittal as they can cause issues with the PDF file.
The default setting is "1" ("on") in AutoCAD. To change the setting and remove
this feature, type "EPDFSHX" (version 2016.1) or “PDFSHX (version 2017 and
newer) in the command line and enter "0".

Could you please update the City signature blocks on the plat and site plan?
Instead of using "this _______ day of ______A.D., 20____," could you opt for
"on this day, _____________" for the date? This alternative format facilitates
smoother date input with digital signatures.
Additionally, kindly ensure there is sufficient space between the signature line
and the title line to accommodate the digital signature. If you need an example please let me know.

03/04/2024: FOR DEVELOPMENT AGREEMENT:
The Development agreement was sent to the developer's team on 7/18/2023.
Les Kaplan responded on 8/9/2023 that he is okay with the language, but he
noted that the attorney for Strategic Storage still needed to sign off. I have not
heard from Strategic Storage regarding the DA since then. Please let me know
if the DA is ready for recording, or if there are comment/questions from
Strategic Storage.

Some of the storm drain line for this project encroaches into the ROW of
Worthington Circle. You must acquire a major encroachment permit prior to the
Recording the final utility plan. The application form can be found here:

03/06/2024: FOR FINAL APPROVAL:
Since the initial inventory, the existing trees have all increased in size by 2
inches. Trees #1 (13") and #36 (14") are close to proposed stormwater utilities.
Since they have both grown, tree number 1 especially will need to be removed
since approximately 50% of the critical root zone will be impacted. Please
indicate on the plans that tree #1 will be removed, and the mitigation is increased by 2 trees.
RIPLEY RESPONSE: The Tree Mitigation Sheet has been updated to show Tree #1 removed and the mitigation tree count has
been updated to show the additional required 2 trees. The two additional trees will be payment in –lieu due to the tight constraints
on site.

service/meter has been addressed).

04/03/2023: FOR FINAL APPROVAL - UNADDRESSED:
01/17/2023: The water service and meter for this project site will need to be
sized based on the AWWA M22 manual design procedure. A sizing justification
letter that includes demand calculations for maximum flows and estimated
continuous flows must be provided.
As well, an engineered estimate for the annual water use on the domestic
service will be required to determine the Water Supply Requirement (WSR) for the service/building.
EPS GROUP RESPONSE: Water bills for a similar facility are included, as well as a bill summary and narrative (notes) that
provide the information required by “Special Circumstances – Code Section 126-149(c)”.

main to the proposed Stormtech system (10 feet minimum from sewer main to
Stormtech underdrain).

03/04/2024: BUILDING PERMIT - CONTRACTOR LICENSING:
Be advised, self storage structures must use a city licensed general contractor
to build all buildings on site. It's common for these types of project to
hire a out-of-state metal building supplier to construct such a project
and that is only allowed if they have a valid local GC license.
