DELICH The Landing at Lemay Trip Generation Analysis, March 2024 ASSOCIATES
from the industrial area on Link Lane will “cut-through” The Landing at Lemay site. This is
shown in the short range (2028) background traffic. This is a temporary condition until
Cordova Road is completed from Duff Drive to Link Lane. By or before the long range
(2045) future, Cordova Road will be completed per the Master Street Plan and therefore
the long range (2045) analysis from the cited TIS will not change.
From the foregoing analyses, it is concluded that the trip generation for the proposed
Landing at Lemay will have a minimal impact on site generated traffic. The change in
Cordova Road, may result in traffic from the industrial area “cutting-through” The Landing at
Lemay site. However, this will be a temporary condition and have minimal impact on the
short range (2028) level of service. Therefore, it is respectfully requested that no further
transportation analyses be required for the proposed Landing at Lemay. Do not hesitate to
contact me if there are questions or if additional information is required.

Joe,
I spoke with Tyler and he agrees that we would like to see the majority of the traffic that
was using Cordova, using Link. We would also like the memo to note that there will be a
possibility of "cut-through" traffic using the internal roads to the development to access
the industrial area off of Link. I'm not going to attempt to put a number to it, but it
should be noted in the memo.
I'm not going to recommend that this internal road be converted to a full public street, if
the cut-through traffic is only temporary until Cordova is built. The developer should
understand this, and at least expect some outside traffic if there isn't a Cordova
connection.
Once you get the memo completed please send it to me, Todd, and Tyler.

Steve,
The Landing at Lemay changed the number of dwelling units from 336 D.U.
to 344 D.U. and a portion of Cordova Road is not going to be built in the short range
northeast of Duff Drive. The long range remains the same except for the additional 2
morning trips and 3 afternoon trips.
Attached is the trip generation table, site plan, revised site generated traffic, and short
range total traffic.
I propose I do a memo stating that the increase in the number of dwelling units and the
Cordova Road gap has minimal impact on the level of service in the short range and long
range future. Let me know your thoughts?
