Box 277 Timnath, Colorado 80547 Re: Amendment to Geotechnical Engineering Report English Ranch South PUD, Phase II and Future Phase III Fort Collins, Colorado Project No. 20955134 Gentlemen: To meet the criteria of the new City of Fort Collins Engineering Department "Requirements for Design Criteria and Standards for Streets" dated March 19, 1996, Terracon Consultants Western, Inc. hereby presents this amendment to our Geotechnical Engineering Report prepared for the site dated August 17, 1995. Empire Laboratories, Inc., our predecessor firm, prepared a "Report of a Geotechnical Investigation"for English Ranch in September 1986 which is located to the north edge of the site. We have included herein a Vicinity Map showing the project area and a new Site Plan showing the proposed streets, lots and the appropriate previous boring locations. Additional information regarding drainage and groundwater as required by the new regulations is presented below. The site is currently a cultivated farm field vegetated in alfalfa stubble. An irrigation lateral runs along the west and north portions of the site. The area is relatively flat and has minor drainage to the east. The area is bordered on the north by English Ranch, on the west by Sunstone PUD, on the east by English Ranch South Phase I, currently under construction, and on the south by farm land. With respect to the drainage patterns on the site, major drainage is to the southeast to the detention ponds that have been excavated in the southeast corner of the Phase I site. Storm drains in the streets will also carry storm water to the detention ponds. We understand that a drainage plan is being prepared for the site by Stewart and Associates, Inc. According to Stewart, the site does not lie within the 100 year flood plain of any stream or drainage. With respect to irrigation ditches, a small lateral is located along the west and north edges of the site. The irrigation lateral will be placed into a pipe and connect to the existing pipe constructed along the north edge of Phase I. In 1996, groundwater was encountered over the west and west-central portions of the site at depths of 11'/z to 14 feet. Free groundwater was not encountered to a depth of 15 feet in the east-central portion of the project area. Groundwater was encountered along the north edge of the site in 1986 at depths of 7'/2 to 9 feet when Borings 12, 13, and 14 were drilled. However, at that time, the site was entirely farmland and had been flood irrigated. The 1996 water readings indicate water levels have lowered at the site. Groundwater levels can be expected to change with varying seasonal and weather conditions. Page 2 Project No. 20955134 more than two to three feet above 1996 levels due to seasonal variations except in the northwestern portion of the site where moisture contents indicate water levels may rise as high as 4 to 5 feet above 1996 levels. It is our understanding from Stewart and Associates, Inc. that the grading plan will provide for minor cuts and fills of one foot or less. This will provide at least three feet between the existing groundwater and the street subgrade. Therefore in our opinion, area subdrains will not be required for the project area. Individual perimeter drains are recommended around all basement areas. Finished basement floors should be placed three feet above existing groundwater. Upon completion of the site grading, additional borings will need to be drilled at 500-foot intervals in the proposed streets in accordance with City requirements. At that time, the requested laboratory tests will be performed and the data submitted to the City of Fort Collins. When traffic data is received from the City, pavement sections will be provided for the streets within the development. The additional information provided herein, in our opinion, meets the new City requirements for this phase of the project.
