Our specific responses are as foll�ows: -� 1 .' . 2. Existing Public Service easements will be shown on the Final Plat. Final landscape treatment along Lemay will allow adequate site distance at the Seton Street intersection. 3. The applicant intends to petition into the South Fort Collins Sanitation District upon prelim.inary plat approval by the Planning and Zoning Board. 4. The applicant will work with the Parks and Recreation Department regarding their golf course maintenance concerns. 5. As required by City ordinance,?the adjacent lot owners will maintain the landscaping along Lemay. Fence restxictions and lot orientation are intended to create a common "corner side yard" condition where maintenance by the adjacent lot owner is not typically a problem. 6. Existing vegetation to be removed or saved - as determined by a site inspection with the City Forrester - is indicated on the Preliminary Plat. 7. The design speed variance is noted on the Prel.iminary Plat, and a separate letter requesting the variance is attached. 8. Secondary access is to be provided through the ded.icated public access easements filed with the plat for the Elizabeth Seton Church. ~a � ���� �� urban design, inc. 9. Information and restrictions regarding fencing along Lemay have been added to the Preliminary Plat. 10. The Developer of Pine Ridge will be respons.ible enlaxging the capacity of the existing detention pond on the church property. Any credit for detention will be worked out with the Storm Drainage Utility with the review of the Final Pl.at and Plans. 11. RBD will provide the requested drainage information with the Final BTat and Utility Plans. Required reductions and color renderings will be proyided by February 17.
