The City Staff has reviPwed the submittal for Pine Ridge Subdivision, Pre-
liminary, and has the following comments to offer:
1. There are existing ten foot wide Public Service Company Utility Pase-
ments adjoining the east right-of-way line of Lemay Ave. Refer to book
2246, page 850 and page 852 of the t_arimer County records. There is aiso an
existing four inch Gas line located in these easements (near the center
line). The final plat should reflect �thes� eas�ments and the Gas line.
2. The street landscaping may have to be limited due to the need for ade-
quate site distance at the intersection of Set�n Street and Lemay AvenuP,
this should be verified and reflected in the revisions.
3. The South Fort Collins Sanitation District cannot commit service t�
property until said property has petitioned for inclusion into the Dis-

4. The Parks and Recreation Department is recommending that the fences
dering the golf course should have an 18" concrete mow strip under the

5. Who will maintain the landscaping along Lemay Avenue anc� at the entry
sign? The d v�loper should contact the City Forester regarding the mainte-

it will be saved. The staff encourages the developer to preserve as much as

7. The applicant needs to request a variance for the radius of the internal
local street.
8. The method of obtaining a secondary access needs to be addressed by the
applicant. Some alternatives might be the dedication of all of Seton
Street, or sprinkling of the buildings. �
9. Will there be a fence along Lemay Avenue? If so, please provide informa-
tion on the type. �, , �

10. Is there an irrigation ditch along the north property line? If there

11. Please indicate who will be responsible for performing the work on
enlarging the existing pond on the church property. No credit for deten-

12. The following items need to be addressed in the final submittal:
-please clarify how the runoff from Pine Ridge gets across Seton Street to
the pond;
-please address revegetation
and erosion control for the site. This information can be included on the
final grading plan or on the landscaping plan. �
13. I have mailed R.B.D. Inc. Engineering Consultants a red lined copy of ��
the drainage report to assist them in preparing the final report.
Revisions reflecting these comments are due by noon on February 4, 1987. �
Items that cannot be shown graphically or noted on the plans, should be
addressed in writing. PMT. reductions of all plans and color renderings
including ten full size copies of all plans should be submitted by February
