O. Box 580 Fort Collins, CO 80522 Re: Chili's P.U.D. Dear Steve, Thank you for your comments on our final submittal of the Chili's P.U.D. The following response corresponds numerically to the comments contained in your letter dated July 8, 1992. 1. This issue is being addressed by Matt Delich. Refer to Site Plan for Parking Analysis. 2. Heath & Co. has spoken with Peter Barnes about the signage allowance. We have calculated the total square footage of signage based on the sign itself plus background as follows: Front 46 Square feet Left 220 Square feet Right 130 Square feet Rear 50 Square feet (optional) Monument 100 Square feet (50 square feet each side) Total Signage Provided 546 Square feet Total Allowance 568 Sc��re feet General Note 10 has been modified to reflect the new signage language. 3. See Typical Buildling Elevations on Site Plan for more detailed information about building. Attached is a color Xerox of a typical Chili's buildling elevation. The Ft. Collins Chili's will be of similar colors and materials. Please note that the service yard area will be of the same red brick as the building and the awning signs do not protrude above the awning as shown but are wall mounted. 4. Parking lot lighting will remain as is. Exterior building lighting will be wall mounted incandescent lights. The larger, pendant-style lights are 150 watts. See Typical Buildling Elevation for specific locations. 5. The site plan has been changed to show handicap connections to Horsetooth and College. 6. It is very costly to remove the asphalt and provide irrigation to the existing painted islands. This condition also exists along College Avenue at the ends of all parking bays. We propose an island along the loading/trash area to provide landscaping and screening in lieu of removing the painted islands. 7. The Landscape Plan has been changed. 8. This has been addressed on the Landscape Plan. Please let us know if you have any further issues regarding this project.
