Project Narrative:
The Fossil Creek Subdivision Filing No. 2 Plat is being submitted in support of the Fort Collins
Nissan KIA development. The original plat, Fossil Creek Subdivision, was recorded on 4/26/2023,
and was approved concurrently with the Fort Collins Nissan-KIA Project Development Plan and Civil
Construction Plans. The Fort Collins Nissan-KIA project is located immediately west of College
Avenue and south of Venus Avenue
This Filing No. 2 Plat is required in order to show the new property boundaries and easements
within the recently vacated Crestridge Street Right of Way. The Crestridge Street Right of Way could
not be formally vacated until Venus Avenue was constructed and accepted for warranty, which
happened on 11/8/2023. The Filing No. 2 Plat encompasses Lot 1, Block 1 and Lot 1, Block 3 of
Fossil Creek Subdivision and that portion of the Crestridge Street Right of Way.
The originally approved plans showed these future property boundaries and easements so there is
no need to make any plan adjustments.
