E, Suite 200, Fort Collins, CO 80525 LAND USE DATA: Platting a one lot subdivision at 1224 East Elizabeth. COMMENTS: 1. A 10 foot easement will be reauired on the rear and an 8 foot easement _ _ will be required on the front. 2. Water and sewer exists in the area. Water service may need to be increased if the proposed addition requires additional demand. 3. If there is any joint parking between owners, then an access easement across the parking lot shall be stated on the plat. 4. Elizabeth Street requires 34 feet half width. Please dedicate suffi- cient right-of-way to meet this requirement. 5. A 4 feet attached sidewalk is standard. 6. There have been numerous discussions between landowners re.garding drainage issues. Now is the time to resolve these issues. 7. Submit as a preliminary and final. It is not necessary to show build- ing envelopes.
