Boxelder Sanitation District (BSD) has reviewed the proposed project identified as:
17 Acre Property located at the southeast corner of E Vine Dr and N Lemay Ave. 337
Residential units and mixed-use buildings consist of office, leasing, and clubhouse.
The District hereby advises as follows:
There is no objection to this proposal.

Comments:
General
1) Standalone easement will be required for all sewers that are not located in the
public R.O.W. and in alley tracts. The easements are necessary to address access
and maintenance issues that are not included on the plat. Standard easement width
for Boxelder is 30-feet. The District acknowledges the Applicant’s previous
response and will review surveyor filings as they are submitted.
2) Applicant shall provide drawings and specifications describing how pool drains and
mechanical systems connect to the sewer. It will be necessary to incorporate a
sampling manhole for future sampling of pool discharge. The District will not own
the manhole and it does not need to be in a defined District easement. However,
future access will be required for sampling as needed. If the Applicant has any
proposed substitutes or modifications, the District will review them.
Per email, Boxelder will be granted access to air gap when sampling is
needed by the District. See detail on next page.
Acknowledged, esmt document is being prepared and will forward when ready.
3) The District accepts the Applicant’s proposal that the project be completed in two
phases, with the stipulation that the previous comments be addressed and the utility
plan amended prior to phase one construction. The acceptance of this proposal is
not an acceptance of ownership nor any other liabilities and the District still
maintains the authority to review and approve site plan changes where appropriate.

Response to Comment 2: The pool circulation system is
indirectly connected to the city sanitary drain via 6 inch air gap
that will be located within the pool equipment room. This air
gap can also be utilized to obtain water samples if needed.
