Existing and Proposed Ownership
The subject properties are located at 321, 325 and 327 Remington St and are
currently owned by Frobb 327 LLC.
Overview and Background
The applicant is proposing to combine the 3 parcels into one parcel for tax purposes
and Frobb 327 LLC will continue to be the owner of the property. There are no
proposed changes to land use or site improvements with this Basic Development
Review application.
Current Site Conditions
The existing properties total roughly 0.47-acres and consist of three parcels located
at the southwest corner of Remington St. and W Magnolia St . The property currently
addressed 327 Remington St currently has 2 multifamily buildings, and the other two
properties are used for parking for the tenants. The project is located in the
Downtown (D) Zone District, which allows for the residential use already existing
onsite.
Site Access and Circulation
The Minor Subdivision of the parcels into one parcel will not alter the existing access
from Remington St, Magnolia St and the alley to the west. The existing parking areas
at 325 and 321 Remington St are accessed by the Montezuma Fuller Alley and no
parking changes are proposed with this project.
