MAIN CONCERN, OPEN AREAS - WHO WILL TAKE CARE OF THEM, WHAT
GUARANTEES DO WE HAVE THAT THEY WILL BE MAINTAINED.
WHAT LEGAL AUTHORITY CAN THE CITY TAKE TO BE SURE THAT THERE IS A
HOME OWNERS ASSOCIATION, AND THAT THEY CAN BE FINANCIALLY
RESPONSIBLE FOR THE FUTURE COSTS THAT WILL ARISE.
ALTHOUGH THE TREES WERE ALL PLANTED IN PHASE 1, THE LANDSCAPING WAS
NOT COMPETED ON THE FIVE FOOT RIGHT AWAY. IF THIS IS NOT ENFORCED
NOW, WHAT WILL HAPPEN WHEN THE FINAL PHASE EAST OF THAT AREA IS
COMPLETEED.
I QUESTION THE LEGALITY OF NOT HAVING THEE SIDEWALK PUT IN IN PHASE
ONE. CHANGING THE REQUIREMENT "AFTER THE FACT" COULD SET A
PRESIDENT FOR THE FUTURE.
STILL DISAGREE WITH THE OPEN SPACE LANDSCAPING. SHOULD BE PLANTED
IN SOME KIND OF GRASS SO THE AREA IS USABLE AS IT IS CONSIDERED AS
PART OF THE OPEN SPACE REQUIREMENT. IT IS NOT JUST A DETENTION
POND, IT SHOULD BE USABLE.
POST THE FULL COST OF THE DRAINAGE ON OUR PROPERTY BEFORE ANY WORK
IS DONE, ON THE PROJECT.

PROPOSAL FOR STORM DRAINAGE
ACCESS TO SKYLINE MOBILE PARK II, INC.
FOR PONDEROSA PARK P.U.D.
A. DETENTION POND#1
1) An easement for 145 lineal feet of 8 inch P.V.C. pipe and
termination headwall, with 90 degree turn, will be provided by
Skyline Mobile Park II, Inc. This easement must be properly
surveyed and recorded at the expense of Ponderosa Park P.U.D.
2) A 4 foot x 3 inch deep concrete pan must be installed from
the pipe outlet to Skyline Mobile Park II, Inc. detention pond to
allow for the .4 C.F.S. release rate plus the current rate of flow
produced by the North 1/2 of Skyline Mobile Park II, Inc.
B. DETENTION POND #2
1) An easement for 165 lineal feet of 8 inch P.V.C.
connecting pond #2 to existing 15 inch R.C.P. and pump basin will be
provided by Skyline Mobile Park II, Inc. This easement must be
properly surveyed and recorded at the expense of Ponderosa Park
P.U.D.
2) A one time fee of $350.00 will be received by Skyline
Mobile Park II, Inc. for pump maintenance and expenses.
C. INSTALLATION AND MAINTENANCE
1) All designs and installations must meet the written
approval of Skyline Mobile Park II, Inc. No work will be allowed on
Skyline Mobile Park II, Inc.'s property without proper insurance,
job completion and payment guarantees.
2) All pipe line maintenance remains the responsibility of
Ponderosa Park P.U.D. or its Home Owner's Association.
3) All pipeline maintenance must be handled in a timely
manner. Should it become necessary for Skyline Mobile Park II, Inc.
to preform any pipeline maintenance, Ponderosa Park P.U.D. will be
responsible for all costs incurred, including collection and
attorney fees.
