Martin 1500 LaPorte Avenue Fort Collins, CO 80521 Dear Mr. Martin, The City Staff has completed it's review of. Ponderosa Park, PUD - Prelimi- nary and has the following comments: 1. All lots will need to have a 15' utility Pasement measured from back of the sidewalk to the building envelopes (Lots 25-27 and 37-39). 2. Landscape plan should be increased in intensity and should include foundation plantings. 3. All utility Pasements and tracts dedicated on the original plat of "Ponderosa Park PUD" need to be retained. 4. Please provide a list of all variances from City standards. Also, please request and justify the variances request in written form. 5. Show intersection of Ponderosa and the proposed street, it is not drawn like'it is in the field. 6.- The applicant should contact Mike Herzig, Development Coordinator, 221-6750, to discuss the concrete ribbon around the "out" parcel in the cul-de-sac. 7. Please label all curb radii and center line radii. 8. lie need all curb radii and center line radii. 9. Please show pavement design in cross-section. 10. Susan Hayes, Storm Drainage Engineer, has addressed her comments in the attached memo. 13. The following note should be place on the landscape plan: "A free permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted, pruned, or removed on the public right-of-way." 14. Staff suggests a 0' side setback on the side of the lot which is adja- cent to the open space area. 15. Actual elevati'on renderings wi l l be required at final submittal. Revisions reflecting these comments are due by noon on April 29, 1987. Items that cannot be shown graphically or noted on the plans should be addressed in writing. PMT reductions of all plans, color renderings, and 10 full size copies of all plans are due by May 11, 1987.
