Dear Mr. Rutherford,,
The City'Staff has completed its review of Amendment to Ponderosa Park PUD,
final, and. has the following comments:
1. Utility plans were not included in the submittal.. Please provide them
so that Staff can have adequate time to review.
2. The sidewalk must be in the public right of way or a dedicated sidewalk
easement.
3. On the plat please specify that detention pond tracts are for drainage.
4. Staff has received a drainage report, but still needs a drawing which
resolves the issue of where the detention ponds will release.
5. Staff's understanding is that the proposed drainage release is for the
adjacent mobile home park. The owners of the park need to be contacted to
discuss this issue and also to obtain permission to work on their land.
6. Additional landscaping is needed around the open space tracts. The
landscape plan should include a diversity of plantings.
7. Foundation plantings should be included in the landscape plan.
8. Please define what the ground cover will be in open space areas. Staff
suggests something with a low water consumption (i.e. brome/fescue).
9. Parking will not be allowed on the north side of the entrance of Pon-
derosa Court. A note should be placed on the site plan which reflects
this.
10. 20' easements are required for existing water and sewer lines. Addi-
tional easements must be dedicated on lots 4, 5, 16, 17, and 18. Large
trees will not be allowed to be planted in the waterline easement.

11. There is an existing 1-1/4' gas line in tract C parallel to the west
line of Ponderosa Court. Tract C needs to be dedicated as "utility ease-
ment" on.the final plat.
12. The elevation plans for the structures should include other materials
which are present in the area, i.e. brick and similar colors. Please pro-
vide proposed colors.
13. Please address the issues which were brought up at the Planning and
Zoning Board meeting on May 18, 1987, i.e. sidewalk connection through the
open space area in phase 1 and the phasing plan earlier approved for the
PUD.
Revisions reflecting these comments are due by noon on June 3, 1987. Items
that cannot be shown graphically or noted on the plans should be addressed
in writing.
R-IT reductions of all plans, color renderings, and 10 full size copies of
all plans are due by June 15, 1987..
All final documents are due by June 18, 1987. The final documents should
include the development agreement, signed mylars, and signed landscape
covenants (a copy is enclosed).
