When replying to the comment letter please be detailed in your responses, as
all comments should be thoroughly addressed. Comments requiring action
should NOT have a response such as noted or acknowledged. You will need to
provide references to specific project plans, pages, reports, or explanations of
why comments have not been addressed [when applicable].

SUBMITTAL:
Correct file naming is required as part of a complete submittal. Please follow
the Electronic Submittal Requirements and File Naming Standards found here:

File names should have the corresponding number, followed by the file type
prefix, project information, and round number. For example: 1_SITE
PLAN_Project Name_FDP_Rd1. A list of numbers and prefixes for each file
can be found at the link above.

SUBMITTAL:
All plans should be saved as optimized/flattened PDFs to reduce file size and remove layers.
Per the Electronic Submittal Requirements AutoCAD SHX attributes need to be
removed from the PDF’s.
AutoCAD turns drawing text into comments that appear in the PDF plan set,
and these must be removed prior to submittal as they can cause issues with the PDF file.
The default setting is "1" ("on") in AutoCAD. To change the setting and remove
this feature, type "EPDFSHX" (version 2016.1) or “PDFSHX (version 2017 and
newer) in the command line and enter "0".

the cut-off for routing the same week. When you are preparing to resubmit your

11/27/2023: FOR INFORMATION - To accurately depict the compliance with all
standards for the existing conditions of the lots and the proposed new lot line, it
would be beneficial to combine information from both Sheets of the Site Plan
drawings to create one site plan. To use the ILC as the site plan, the following
items should be added:
1. Setbacks to front, rear, side property lines from each unit
2. Label driveways
3. Add requested notes as specified in Comment #2.
4. New property line
5. Provide utility location information included in Sheet 1 that was submitted

11/27/2023: FOR APPROVAL - Add the following as notes to the site plan sheet:
1. Specific Proposed Land Use - Single-Family Attached
2. Proposed Lot Sizes for lots included in the proposal
2. Density of the overall development will not change with the Single -Family
Attached land use (provide existing/proposed density - should still be 3.11
du/acre Min and 3.93 du/acre max)
3. Standard building setbacks for the City of Fort Collins still apply to all lots.

locations adjusted for honeylocust trees on revised site plan.
11/27/2023: FOR APPROVAL - Please add the approved landscape design
for the frontage of these lots to the plans. If any adjustments are needed to
replace landscape material along the street, please coordinate with Forestry.
This information can be provided on the site plan if there is enough room and
plans are still legible with additional information.

The trees in the City Right of Way (ROW) at 1026 Linden Gate Ct. were planted
in 2017 fall under the cities maintenance responsibilities so no trees will be
required with this minor subdivision. The city will only require that the ROW area
is irrigated to meet ROW plant material standards. We would appreciate if trees
were planted by the applicant with this project but it is not required.

Comment Number: 1 NOTED. We will apply for the building permit to convert once the
MA is submitted/recorded. The existing construction matches the below requirements.
11/27/2023: To insert a new property line and separate an existing duplex and create property line
(PL) townhomes (single-family-attached), a building permit is required and there must

be a 1-hour fire wall on each side of the PL with a 30" roof parapet on each side or roof
protection exceptions per the 21 IRC code. Both dwellings must be fire sprinkled and
the new PL must not dissect or be installed over existing utilities.
Comment Number: 2 The duplex permit B2202106 was closed out and completed in
September 2023. We will apply for the permit to convert to a townhouse at completion of the MA
process.
11/27/2023: There is currently a duplex building permit issued and construction
has commenced.
This permit must be finished and then new permit must be obtained to change to a
property-line-townhome (single-family-attached). The other option is to stop construction
now, close the current duplex permit and apply for a new townhouse permit showing the
revised details for the property line walls and utilities. New fee will be required for the new permit.
