Box 1190 Fort Collins, CO. 80522 RE: Replat of Highland Place Dear Ms. Dickenson: Thank you for the opportunity to review the subdivision request known as the Highland Place Replat. The Planning Staff has reviewed the request and offers the following comments: 1. An additional 4 feet of right-of-way should be dedicated for Gregory Road to bring the total right-of-way up to the 68 foot total collector width. This additional 4 feet could then reduce the 20 foot easement to 16 feet. 2. It is reasonable in this case to delay the required improvements to Gregory Road. However, the owners should be required to agree to be responsible for future improvements when needed. One alternative for your consideration is to require the owners to establish an escrow account to guarantee the necessary improvements.
