i have reviewed the plan submitted and have the following comments:
1. This property is located within the Fort Collins Urban Growth :area
which requires internal street improvements to City of Fort Collins
standards and improvements to the frontage road along this property and
east to Summitview.
Internal residential streets will be 36' floc line widt:i with curb, gutter
and sidewalk on each side.
I have some concerns about a 36' width for. the ;rain entrance between the.
restaurant and the motel. This area will see lots of traffic, both in
turning movements to the motel and restaurant and in thru traffic to/from
the residential area. A residential street with parking on both sides
will restrict traffic along this section.
Current Fort Collins standards require a 44' f owline width with curb,
gutter. and sidewalk for industrial/commercial areas.
2. Sidewalks should be provided from the residential area along both sides
of the street.
3. An access permit must be obtained from, the Colorado Department of
Highways for each of the proposed accesses onto the frontage road. Three
accesses appears to be excessive for this length of frontage and I would
prefer to see the west access deleted due to the proximity to Countryside
Drive.
