Box 580 Fort Collins, CO 80522-0580 Dear Joe; Attached are three copies of the Vine Business Park Master Plan, revised in response to Staff Comments, as we discussed on August 1st. Specific responses to comments are: 1. Dick Rutherford of Stewart Engineering is completing the requested conceptual drainage report. The regional pond location shown and the options for provision of on -site detention have been discussed with Storm Drainage Staff. 2. The Cooper Slough wetland has been more clearly indicated, and a note regarding development considerations has been added to the Master Plan. 3. A note regarding the possible impact on the site by alternative alignments of the Fort Collins Expressway has been added to the Master Plan. 4. The applicant has kept Anheuser-Busch aware of our proposed alignment for Busch Drive. A note regarding AB's ability to provide input has been added to the Plan. Also, attached is a letter requesting AB's permission to administratively change their Master Plan to clarify the Busch Drive extension. 5. Anticipated land use types on "Industrial Park" and "Commercial/Highway Business parcels have been separated as we discussed. 6. The additional site and surrounding information requested has been added to the Master Plan. 7. The ownership/applicant information requested is attached. 8. Planning Objectives have been revised as requested. 9. A reduction, rendering, and signed mylar will be provided to the City as requested. • Co �o 0 urban design, inc.
